  • Outdoor lighting and security features – Installing or repairing pathway lights, motion sensors, and gate lighting

  • Shed, garage, and outbuilding repairs – Door fixes, weatherproofing, structural work, and hardware replacement

  • Pressure washing and exterior cleaning – Cleaning fences, decks, siding, driveways, and walkways to remove dirt, mold, and mildew

  • Seasonal property upkeep – Gutter cleaning, leaf removal from fences and gates, winterizing outdoor structures, and spring readiness checks

  • Preventive maintenance plans – Scheduled inspections and routine care to catch issues early and extend the life of your property systems

CARE PLANS & PACKAGES

  • Flat monthly fee + discounted hourly rate for repairs (e.g., $65/hr for plan members vs. $95/hr+ retail).

  • Per-visit pricing with a plan discount.

  • Custom quotes based on square footage, number of units, or specific features (e.g., long fence lines, multiple gates, pool area, etc.).

  • One-time “seasonal packages” (spring/fall) priced $300–$800 instead of a full ongoing plan.

HOW WE WORK

We provide small project, maintenance tasks, and repairs that keep your property functioning smoothly and looking its best. Every project receives our full attention, regardless of size.

RATES

We believe in transparent, straightforward pricing so you know exactly what to expect:

  • Project Minimum: $850

  • Labor Rate: $85 per hour

  • Materials: Billed at actual cost with receipts provided, no markups

  • Materials Sourcing & Procurement: Time spent researching, selecting, and acquiring materials is billed at our standard hourly rate

  • Design & Planning: Any layout or design work needed is billed at our standard hourly rate

  • Consultations: Project assessments and consultations are billed hourly

  • Travel between site and our location (Graham): Billed at 50% of our labor rate ($42.50/hour)

* All pricing is based on current market rates for quality workmanship. All work is billed accurately, and you'll receive a detailed breakdown of time & materials. Both time (I.e. craftsmanship, care, precision, and attention to detail) and materials (I.e. quality) are adjustable to fit your budget. Rate is not adjustable.

Disclaimer: Providing fixed pricing bids for small projects (I.e. < $10k), renovations, maintenance, and repairs is usually not feasible. However, we do our best to provide you with an accurate cost range and timeline.

WARRANTY

All workmanship is guaranteed for ten (10) years from completion date. This warranty covers defects in installation workmanship but does not cover normal wear and tear, damage from misuse, structural settling, or material defects (which are covered by manufacturer warranties).
